Over 100 flexible workspaces are being created in a prime city center location at
Königstrasse

will be creating over one hundred flexible workspaces in the heart of Baden-Württemberg’s state capital in spring 2023. Anita
Gödiker, owner and Managing Director of Satellite Office: “Stuttgart is one of the
key business locations in Germany, Europe’s third-largest IT location and
one of Germany’s strongest export conurbations for services. The demand
for flexible offices and workplaces is correspondingly high.” Stuttgart is no
exception.
The change in working habits – and thus the need for “new”
working models – is shaped by digitalization and has been given a
real boost by the pandemic. More and more people are working outside the traditional
company headquarters, combining home office with office or coming together in team offices
. A good location with accessibility by train, bike or even on foot from the main train station
plays an important role here.

At Satellite Office Stuttgart, it is not only the address “Königstraße 35” that is striking, but
also the building: first erected in 1911 and rebuilt after its destruction in 1949
, it is currently being given a new lease of life as “K35”. The
modern building with floor-to-ceiling windows will have a high-quality natural stone façade made of
shell limestone and will dominate the cityscape with its first-class architecture. “We are delighted
to have found the right anchor tenant for 75 percent of our office space in Satellite Office, one of the German market leaders for flexible workspaces, business and
conference centers in the luxury sector, just six months before the planned
completion,
said Frank Widmann and Ralf Simon, the managing directors of the owner, a
joint venture between W2 Development GmbH from Stuttgart and the Munich-based
investment specialist Competo Capital Partners GmbH.
In the interior design of the future Stuttgart workspace, Satellite Office is focusing on
ergonomics, sufficient space and tranquillity for healthy, concentrated, productive
work. With surrounding terraces for plenty of fresh air and an underground car park,
32 individual offices with
over sixty workstations will be created from the 3rd to the 5th floor on a total area of 1,550 square meters. A further forty workstations can be found in team offices,
coworking spaces and digital rooms. The interior design follows the “pureSilent®by Satelllite
office strategy”. Thanks to this multi-award-winning
space concept, which focuses on tranquillity for concentrated and focused work, hybrid and agile working for maximum
productivity will be possible from
next spring in the heart of Stuttgart. With distance and retreat options such as protected break-out
areas, phone booths and soundproof room-in-room systems. Highly digitized,
soundproofed mini-rooms with TV in 4K technology enable participation in
digital conferences at the highest level. High-speed WLAN included. All
